I’ve got a new listing; a neighbor’s home is up for sale. It’s one of Camp Meeting Road’s smaller bungalow-style homes, only about 830 square feet inside, with two bedrooms and one bath. But despite it’s small size, it’s on a big property – almost an acre and a half.

The property’s unique in that the home is very far forward on a long lot. The lot’s about 130′ wide at the road by 470′ deep, and the house is situated at the front of the lot – only about 35 feet back from the road. (In fact, I was just told by the zoning dept. at Upper Saucon that just such a use was approved for another property a few months ago.)

Septic system usable with new construction

The existing standard in-ground septic system could be used with new construction, as long as the new home doesn’t exceed three bedrooms, according to Upper Saucon’s sewage enforcement officer. So, done right, this could present a great opportunity for a DIY builder, looking to create a custom home on a lot in a great neighborhood!

Great neighborhood

The property literally backs up to Southern Lehigh’s intermediate and middle schools, and is only about a half-mile from the high school. The Promenade Shops are 1.5 miles away, as is the Swim-In Zone, and Penn State’s new Lehigh Valley Campus. DeSales University is about 2 miles away, and the township park and library are only about 1.5 miles down the road. Police and emergency services are just up the street.

The property also borders Valley Green South, but unlike the development, there are no restrictive covenants – you fly your flag, paint your mailbox, express your own style the way you want without a panel of neighbors having the power to give a thumbs down.

Move in as-is

The home is being sold “as-is” – and can be occupied with having to get a new certificate of occupancy issued by the township.  As it is now, it’s a VERY affordable property for Southern Lehigh School District – with less than $2,300 in annual taxes.
